Roof maintenance involves the physical inspection of an existing roofing system to
determine it's current condition, detect weakness and failures and identify any potential
future problems. Through a program of regularly scheduled annual or semiannual
inspections, the company's technicians assist the owner in protecting their roofing
investments and all that is beneath it, by seeking to identify damage in its early stages.
Early detection of leaks and roof system failures make it possible for the company to repair
and extend the life of a roof system through repair or restoration, which is significantly less
costly and time consuming than re-roofing. We perform semi-annual roof inspections to
identify and solve problems before they occur. Preventive roof maintenance is the key to
providing a longer service life for your shingle roof and in the long run the program will
save you a lot of money.
The intent of preventative maintenance is to enable building owners to proactively identify
and implement solutions to roof system problems before they undermine the integrity of
the roof and result in serious damage and costly repairs or replacement. In many cases, if
a problem is identified early and properly repaired, the extent and cost of repairs will be
significantly less than if the problems were allowed to continue unattended.
Asphalt Shingle Maintenance:
• Clean all debris from the surface of the roof. This includes debris that has gathered
behind skylights, pipes, valleys, and any other roof penetrations. Debris has a tendency
to hold water, and water will expedite roof deterioration.
• Remove and replace any damaged roof shingles.
• Check all flashing's and make sure that they are not deteriorated and there are no holes
in them.
• Seal all flashing's where needed with polyurethane sealant such as chimney, vents, pipes
etc.
• Apply polyurethane sealant underneath any lose roof shingles to help prevent shingle
blow-off due to strong winds flexing and tearing the shingle.
• Trim back any overhanging tree limbs to prevent damage to the roof, and keep squirrels
and raccoons off the roof and out of the attic.
• Repair any damaged mortar to sides of chimney and to crown.
• Clean out debris from gutters.
